KOIN Center Summary
KOIN Center, acquired by Property Group Partners in 1993, is a mixed-use building covering an entire block in the heart of the central business district. The exterior combines natural limestone and brick, trimmed in marble with grey-tinted reflective glass windows. The galvanized steel crown, with stainless steel edges and color-coated sky blue, is a focal point of Portland’s skyline. Interior finishes include Italian perlato marble floors and walls, anodized aluminum doors and custom-designed chandeliers.

KOIN Center has 23,000 square feet of retail and entertainment space on the first three levels; 324,000 square feet of office space on Floors 4 through 19 and 44 condominiums on the uppermost 11 floors. The studios and broadcast facilities of the local CBS affiliate, KOIN-TV, are located in approximately 68,000 square feet below grade.

Building Features
The entrance lobby has a ceiling height of 23 feet 6 inches. Morton’s of Chicago Steakhouse and service-oriented retail operations are at street level. There is a cinema complex and exercise facilities on second and third levels along with a building conference center. Two levels of underground parking provide space for 300 cars.

Capital Investment
KOIN Center is a Property Group Partners Combination Transaction property that needed the attention of an on-site owner. The Property Group applied its effective management and operational skills to reposition KOIN Center as an efficiently run, fully leased Class A building. From its acquisition, this project was continuously managed by the Property Group until it was sold.
